Additional Information Regarding Poll on Guardhouse Roof
1. The current roof is falling apart and needs to be replaced. It is Chinese Slate and after visiting with several roofers, we have been told that we either can’t get it at all or, if we could get it, it would take many months and likely would not be covered by warranty. We can replace it with Vermont Slate, which is slate, but is somewhat similar, but not the same for approximately $105,000.
2. The Board has studied this issue for the past 10 months and unanimously recommends replacing the roof with a 30-year shingle roof, which will cost approximately $30,000. All but 10 roofs in Hogans Glen are shingle roofs-that, plus the cost difference of $75,000 and the cost of other pending projects (ponds, Cypress Wall, Landscape projects, etc) led the Board to the decision we reached to choose shingles.
3. At the last Board Meeting a group of 7 or so homeowners asked that we poll the community to see if homeowners would be willing to pay a one-time assessment to cover the difference between shingles and slate so that we could replace the current roof with the Vermont SLATE. We agreed to do so. The difference in price is approximately $75,000, so a vote for Slate is a vote for an assessment of $375 per household to cover that difference. This assessment would have to be paid quickly (probably within 30 days of decision) and before we could sign a contract with a roofer.
